This fully furnished and outfitted two-bedroom condo suite has one bedroom available for a one year lease at $675 per month, with a conditional rent rebate of $100.00 per month paid back to the renter (*reducing the rent down to $575 per month for a renter who complies with those conditions). The renter will have a young male roommate in the other bedroom who has been a quiet respectful renter who works in Edmonton. Both bedrooms have independent lock and key privacy doors.

All utilities (heat, water, power, internet and cable TV) are included. Shared laundry facility (between the 6 suites) is also included.

There are only six suites in this quiet building. It is in the Balwin community of N.E. Edmonton.

The “conditional rent rebate” referred to above will only be paid back to the renter if there have been no justified complaints from the condo board about anything the renter does breaking any rules in the place and to the extent the renter has not caused damage to the suite more than what the damage deposit offsets for cost of repair. All previous renters for the past four years since the suite has been rented out have been provided a full rebate for every month they’ve rented. Those that have left have left on good terms and described their experience renting this suite as a positive one.

“This condo is an amazing place to live for a student. First of all, it is fully furnished with everything you possibly need and it includes all the utilities such as heat, water, electricity and high speed internet. The building and the surroundings are quiet and clean, thus it serves as an ideal place to study. The LRT station is within walking distance (15 minutes with shortcuts) and from there it is a single trip to university or city center. Most importantly, the condo has wonderful landlords, for they are always within reach for any problems or questions that might occur throughout the stay. The reason we are moving out is because we have graduated, and our only regret is not living here earlier.”

The suite is on the top (3rd) floor of a walk up older building with unique (relative to most other condo suites) front and rear suite door entrances, with an additional balcony door off of the living room that has a peaceful residential view. It is a very well-cared for, quiet, well managed clean suite. It is within walking distance of Londonderry Mall. City bus service / a pizza restaurant / a Chinese restaurant and a small convenience store are one block away.

A criminal records check / report from the police will have to be provided by any prospective renter at the renter’s cost in advance of signing a lease. Damage deposit will be one month’s rent, to be reimbursed at the end of the lease term to the extent there is no damage. Upon moving in, the renter will be required to provide proof of purchase for their own tenant’s insurance respecting damage or loss to their own personal belongings and liability coverage for any damage they might cause within the complex.

Any prospective renter applicant will also be asked to meet with the current renter prior to signing a lease to rent, so that both potential roommates can be confident they will be comfortable living in the same quarters.

No children and no pets allowed. No smoking allowed within the suite or building. The owners are committed to ensuring that the suite is not rented to anyone who acts in any way to cause problems for other residents in the building or the roommate.
